The best way to prolong the life of your asphalt, is to apply a sealer on a regular basis. Seal-Coating every two to three years will help prevent surface deterioration

Crack Filling Depending on the initial construction and climate conditions, a crack sealing and maintenance plan can help asphalt last 10 to 15 years before major replacement is necessary. The cost associated with such a crack sealing plan is a fraction of the replacement cost.

Cracks should be filled as soon as possible to avoid water infiltration and expansion There are many types of crack sealants on the market, but I recommend that you use a hot, pourable, rubberized, crack-fill material that meets Department of Transportation, State of Michigan Specifications and A.S.H.T.A specifications. It will have better results penetrating the crack and will be less likely to fail because of its capability to expand and contract.

Striping There is one thing for certian. You can take a perfect paving or sealcoating effort and completely ruin the appearance of the whole project with a sloppy striping job. Straight, crisp, clean lines and stencils are a must. Armor Coat chalks all lines on new layout striping to insure perfectly straight lines. We use only high quality tough wearing traffic paint.

Pot Hole Patching Armor Coat does both Traditional saw-cut pot hole repairs as well as New Infra-Red technology repairs. We use these methods to repair potholes, alligator cracked areas, service cuts, and waterholes. Each situation is different and we will consult with you on the proper repair method.

Repairs Involve An appropriate area of material is cut and removed. The loose block or brick is removed. If needed, new blocks or bricks are installed with mortar and all other joints are tuck-pointed to ensure proper bond. The existing cast iron frame and lid will be reinstalled on the new basin and reset at the proper height for drainage. Either 4,000 PSI concrete or 1100T hot asphalt is furnished and installed.
